Learn how to add, manage, and maintain real estate listings for sale in Propel, including setting listing prices, property details, open houses, price changes, and linking listings to buyer inquiries.
This guide explains how to manage real estate listings for sale in Propel, including adding properties, setting listing prices, updating property details, managing open houses, tracking price changes, and ensuring listings are properly linked to buyer inquiries. Well-maintained listings are essential for Propel to provide accurate information and match buyers with the right properties.
Why Real Estate Listings Matter
Real estate listings for sale are the foundation of Propel's ability to help buyers find properties. Propel uses listing data to:
- Answer questions - Respond accurately to inquiries about specific properties
- Suggest properties - Match buyers with properties that meet their criteria
- Check availability - Verify if properties are still available when buyers inquire
- Provide details - Share accurate information about pricing, features, and property details
- Schedule showings - Schedule property viewings for interested buyers
The more complete and accurate your listings, the better Propel can serve your buyers.

Managing Listing Prices
Accurate pricing information helps buyers understand costs and helps Propel match them with properties in their budget.
Listing Price
Set the Listing Price to the current asking price. This is the primary price field Propel uses for:
- Price matching - Matching buyers with properties in their budget
- Price questions - Answering "What's the asking price?" questions
- Price comparisons - Comparing properties by price
Price Per Square Foot
Price Per Square Foot is calculated automatically based on listing price and square footage, or you can set it manually. This helps:
- Price comparisons - Compare properties by price per square foot
- Market analysis - Understand pricing relative to market
- Buyer questions - Answer questions about value and pricing
Days on Market
Track Days on Market to monitor:
- Listing age - How long the property has been listed
- Market performance - Whether the property is selling quickly or slowly
- Price adjustment timing - When to consider price reductions
Update days on market regularly to keep this metric accurate.
Price Changes
Update pricing when:
- Price reductions - Lower the asking price to attract more buyers
- Price increases - Raise the price if market conditions change
- Market adjustments - Adjust pricing based on comparable sales
- Seller requests - Update pricing per seller instructions
Best Practice: When you reduce a price, update the listing price immediately. Propel will use the new price in all responses, and buyers will see current pricing.
Managing Availability Status
Keeping availability status current is critical for accurate responses and preventing confusion.
Availability Status Options
Set the availability status to reflect the current state:
- Available - Property is actively listed and available for showings
- Pending - Offer received and accepted, awaiting closing
- Sold - Property has closed, no longer available
- Coming Soon - Property will be listed soon (pre-listing)
- Off Market - Temporarily off market (not actively listed)
Updating Availability
Update availability when:
- Property is sold - Change status to "Sold" immediately after closing
- Offer accepted - Change status to "Pending" when offer is accepted
- Back on market - Change status to "Available" if pending sale falls through
- Temporarily off market - Set to "Off Market" if seller wants to pause listing
Best Practices for Availability
- Update immediately - Change status as soon as a property is sold or pending
- Be accurate - Ensure status reflects actual availability
- Review regularly - Check availability status weekly
- Communicate changes - Update status when properties go pending or sold
Managing Property Details
Complete property information helps Propel match buyers with properties that have the features they want.

Square Footage and Lot Size
Accurate size information is important:
- Square Feet - Living area square footage
